Gym Quickly Re-Opened After Minor Leak

June 5, 2018

Dear Residents,

As you may be aware, last week we had a leak in the cardio area of the gym. Since, we've had several inquiries for more information as to what happened and/or what steps we plan on taking to resolve this, so I would like to take a moment to explain.

On Tuesday May 29th at approximately 730 p.m., our patrol guard was alerted by a resident (thank you to the resident for reporting it so fast!) that water was coming out of the ceiling in the gym.

Luckily, both Superintendents Douglas and Jason happened to be on site to attend the Town Hall meeting.  We responded quickly, and found that water was coming out of one of the coils in the air conditioning unit above the cardio area of the gym. Both water and power to that fan coil machine were turned off within minutes of the first call. Luckily, no gym equipment was affected, leaving the only damage as a discoloration to the ceiling. A contractor was called in the next morning to check the damage and see what needed to be repaired. Fans and a type of dehumidifier were placed to dry out the affected areas of the ceiling, saving as much drywall as possible.

Where do we stand now? Well, the gym has now been reopened as it is deemed safe and no further issues are expected. The affected room still has a second  air conditioning unit so we do not anticipate a noticeable change in temperature. A door to the yoga studio has been propped open in the hopes that it lessens the strain on this unit and shares some of the cooling.

We are currently getting quotes for the repair of the damaged unit and will schedule another brief shutdown of the gym whenever repairs are scheduled to take place (therefore, you can expect to see notices sometime in the future). We are waiting until repairs are complete before we fix the discolored section of the ceiling, just in case the repairs to the machine require a section of the ceiling to be cut down for access.

Thank you for your interest and if you have any other questions please contact Management or you can email us directly at Super@EmeraldCityOne.com
