New Residents: Welcome to Emerald City One!

Dear Residents, 

 

First of all, I would like to take this opportunity to welcome you to Emerald City One!

 

I understand from my own experiences how stressful moving into a new home can be, especially so in a Condominium as Condos have many new rules and regulations that you must become familiar with. My primary recommendation would be to read our published blogs as soon as possible, and continue to check in on a regular basis as the posts are very informative and updated regularly.

 

THE IMPORTANT STUFF:

 

I would now like take this opportunity to outline the most essential steps that must be completed when you become a new owner or tenant:

 

New Owners Checklist:

Please note that all forms are available by navigating to our “Forms” page by clicking here. 

  • The Resident Registration Form must be completed to ensure that everything else goes smoothly.

  • Once you are registered, you may book the Elevator for your move by checking that your desired time slot is available via the BOOKINGS CALENDAR (LINK) and submitting the Elevator Booking Request Form.

  • All Off-Site Owners must provide the following to the Management Office: (1) a mailing address, (2) the “Land Transfer Document", and (3) a Pre-Authorized Condo Fee Form along with a void check.

  • Consent for Electronic Delivery Form - one for each owner must be submitted.   

  • A Parcel Waiver Form must be completed for each Resident in the suite who would like to authorize Security to accept general post packages on their behalf.

  • Perishable Item Delivery Form - one for each Resident in the suite who would like to receive perishable items that do not qualify in the “Parcel Waiver Form”.

  • Pet Registration Form - this is not only mandatory if you have pets, but it also helps us ensure that in case of an emergency, we know about your pet and can try our best to ensure their safety.

  • Once you are registered, you may book the Elevator for your move by checking that your desired time slot is available via the BOOKINGS CALENDAR (LINK) and submitting the Elevator Booking Request Form.

  • A Parcel Waiver Form must be completed for each Resident in the suite who would like to authorize Security to accept general post packages on their behalf.

All Owners, Tenants and Residents are required to know the Corporation’s governing documents, including the Declaration, Bylaws, Rules and Policies. These can be found and downloaded by navigating to the Forms section of this website. Within these documents you will find all of the stipulations and rules that every occupant and visitor to the Corporation must follow.

 

I understand that this might be overwhelming to review as there are a lot of documents, but it is each residents’ responsibility to be familiar with all the rules of this community so as to avoid any unpleasant situations going forward.

 

IMPORTANT MATTERS TO KNOW ABOUT:

 

 

Furthermore, there are a few items that all residents, whether on-site or off-site, owning or renting, should be well aware of. These include:

 

  1. Our “ZERO TOLERANCE Workplace Harassment Policy”: We have absolutely no tolerance for harassment against our staff. Anyone who does not respect the Workplace Harassment Policy should expect to receive a legal letter (the costs of which will be charged back to the suite owner) and possibly further legal action. We want our staff to work in an environment that is appropriate and safe for them, and will not tolerate any sort of harassment or abuse that may contribute to hostility or negatively impact the health and safety of our staff.   2. Our “Occupancy By-law”: Our Corporation has a strict Occupancy By-law with limits the number of Residents to two people per bedroom. This number includes children, and it is important to remember that dens do not qualify as bedrooms. Anyone who is deemed to be over-occupancy will be charged a fee for their additional and fair share of the maintenance fees.   3. Our “Access Device Policy”: Our Corporation has a firm policy with a limit of one device per registered Resident within the suite. Off-Site Owners are not permitted to have active devices if their suite is leased. 

  4. Our “Garbage and Recycling Policies”: In order to prevent expensive fixes and improper disposal fees, please be very familiar with the proper use of our Tri-Sorter Chute System and Recycling Process. Should a resident cause any damages, they will be responsible for all costs via a charge-back. If a resident does not dispose of garbage and/or recycling properly, a $75.00 cleaning fee per item will be charged. For more information, navigate to the blog posts titled "Proper Waste Management", "Garbage Chute Jams & Proper Recycling"  , and "Important Recycling Changes Effective March 28, 2018".

  5. Our “Elevator Booking Policy”: In order to use the elevator, all forms, fees/deposits must be received two business days in advance. The Corporation as a very strict policy on how and when the elevator may be booked. Please ensure that you read and understand the forms thoroughly.
