Maintenance and Holidays, oh my!

Dear Residents,

 

It has been a busy few months at Emerald City One, and especially now due to the holidays! We have a few items being addressed at this time:

 

 

Wallpaper Repairs:

 

We are currently having all damaged wallpaper repaired throughout the Corporation. This has been a challenge to complete as the Developer provided The Corporation with different batches of wallpaper, which means that sometimes there is a slight variation in shade. It has been difficult, to say the least, for the contractor that is completing the repairs. We are trying our best to have the wallpaper matched as best as possible. As this wallpaper has since been discontinued, our only option is to replace it with the extra wallpaper (though it is the same type, different lots/batches do slightly affect the colour) that was supplied by the Developer.

 

Unfortunately, at this time, it is not in the Corporation’s budget to replace the wallpaper throughout the residential levels with new wallpaper. We have come up with a rough estimate of the cost based on previous work, and we estimate that were we to change everything, the cost of labour and purchasing new wallpaper would be approximately $325,000.00 which would increase everyone’s maintenance fees by about 13%. As you can see, it is not wise to add such a expense for such a minor variance.

 

 

 

 

 

Pool Re-tiling & Repainting:

 

As many of you know, the Corporation closed the pool and spa down on November 20, 2018. The closure is due to repairs that need to be completed to the water-line tiles. This has been a long closure as the repairs and maintenance that are being completed is very complex. The closure was necessary to ensure the safety of all the Residents using the pool,  as there were broken tile pieces falling into the water which could have injured someone. Management is anticipating the pool’s re-opening in the second week of January.

 

 

Stripping & Re-Sealing Change Rooms Floors:

 

The flooring in the change rooms will be stripped and resealed with anti-slip. This is completed approximately every 2 years and we are taking advantage of the pool closure to apply the anti-slip to avoid any future closures.

 

 

Finalizing the Management Office Refurbishment:

 

The Management Office refurbishment has been completed, the only things that are still outstanding and will be completed by the end of this month are the small details (such as relocating files back into the office, and staging small decor items). Once this item is completely wrapped up, we'll be sure to publish a blog post that it exclusively dedicated to it, so keep an eye out for some beautiful updates!

 

Moving Elevator Repairs:

 

Our moving elevator has been down since November 6, 2018. I understand how frustrating this situation is for Residents, as the waiting times to use the elevators increase significantly. Management has been in constant contact with ThyssenKrupp Elevators Canada (our elevator company) and F.Shaw Management & Consulting (our elevator consultants) regarding  the replacement of the elevator traveler.

 

ThyssenKrupp was on-site on November 19, 2018 to complete the repairs and installation of the traveler. On this day, it was determined that ThyssenKrupp ordered the wrong traveler and thus their technician was unable to complete the repairs.  

ThyssenKrupp has been on site daily since December 17, 2018, to install the traveler and service the elevator.  It is anticipated that the repairs will be completed by December 21, 2018. As always, we will be sure to keep everyone update with more information as soon as it becomes available to us. 

 

 

In Conclusion:

 

I understand that all of the above work that is being completed is not very convenient and frustrating to many. I ensure you that Management and the Board of Directors are trying to press contractors for the the above items to be completed in a timely matter, but sometimes certain situations that are out of Management’s and the Board’s control unfortunately occurs (such as wrong parts being ordered by contractors, the time that it takes companies to complete repairs, etc.).
