welcome to our first "Contractor of the Month" series! With these series of monthly posts, we aim to acknowledge the work of our contractors, and help Residents gain a better understanding of who our contractors are and the huge amount of work that goes on every day behind-the-scenes of Emerald City One. Let me tell you, it really does "take a village" to keep everything running in the tip-top shape that our Residents deserve!

 

Our first "Contractor of the Month" recognition is well-earned by our longest-standing contractor, "Executive Maintenance Services" (EMS), owned by Zeev Werek.

 

Originally, EMS was solely responsible for the housekeeping in our building, but more recently, they have also been the contractor we've used for completing renovations, such as the Management Office, Party Room, hallway wallpaper (on the residential floors and the P2/P3/P4 levels), as well as responding to any emergencies we may have (such as leaks) for preventing further damage and completing remedial work.

 

We interviewed Zeev, and he provided us all with greater insight into his company. When preparing for this post, we also asked Residents to give us their cleaning tips, so we could share them with everyone. Interview with Zeev Werek, Owner of "Executive Maintenance Services"

 

Q: How would you describe EMS?

A: Executive Maintenance Services had its beginnings as a cleaning company catering to the condominium industry in the Greater Toronto Area. Fast-forward 35 years, and we have expanded services to include superintendents, mould and asbestos remediation, carpet cleaning, underground garage cleaning, renovations, and repairs. We have become a one-stop shop for all of the non-mechanical services that a property management company needs to provide their Condominium clients easy access to first class services.

 

Q: What sets EMS apart from other housekeeping service providers in the industry?

A: We believe that housekeeping is a science that utilizes time management and cleaning products that deliver on their promises. We have formulas for determining lengths of time required for different areas of a building and we set expectations for our staff from the beginning. We maintain contact with our cleaning staff through weekly engagement with their supervisors and we try to build congenial relationships with property managers. These lines of communication give us a high level of responsiveness in fine tuning our services. We are always reviewing the products and techniques that our staff use on the job. If there is a better way to do something, we want to know about it.

 

Q:What are the core values on which you built your company?

A: At EMS, it comes down to three core values: pursuit of excellence, concern for employees’ welfare, and fairness.

Pursuit of Excellence:

To excel in business means that you have to always have to look forward or you fall behind. This has fueled my energy to develop better products and services, to constantly improve customer satisfaction, to upgrade operational efficiency, and the productivity of everyone in my company.

Concern for Employees' Welfare:

Most of my employees start out as newcomers to Canada. At EMS, they can get a start in this country and make a living in a safe environment with fair treatment. We encourage our employees to continue to learn, acquire new skills, and make goals. I have always been supportive of my employees’ efforts to pursue their own path towards excellence. 

Fairness:

Many of my customers are represented by property managers who need consistency and transparency in their dealings. A company with a reputation for fair dealing encourages repeat business from customers who look forward to contacting you.

 

Q: What do you think has been the key to your success?

A: Success means different things at different stages of a company’s life. In the beginning, success came because of my hard work and conviction that I could make this happen. As the company has grown, the key to my enduring success lies with my relationship with my employees. I don’t just write down my core values and stick them up on a wall, I live them. My employees show their respect and loyalty to me by being great at their job.

 

Q: What is your favourite part of running EMS?

A: I am grateful for all of the opportunities that have come my way while building up EMS. My favourite part is giving opportunities to my employees to develop themselves and build a better life. Someone gave me my first break and I pay it forward.

 

Q: What has been the greatest challenge with the company?

A: Staffing will always be our greatest challenge. Quantity is not usually the issue but rather quality as it can make or break a contract. We put a lot of effort into finding employees that “fit” with the building and the residents.

 

Q: Give us some of your best cleaning tips!

A: As a lover of red wine, I’ve used this technique for removing wine stains. Do as I do:

  • Blot don’t rub. Use a damp white cotton cloth to absorb the excess wine. Cry a little over the waste of good alcohol.

  • Pull the fabric taut over a bowl with the stain centered. Ask a guest to help you out, preferably the one who made the stain.

  • Sprinkle salt over the stain. Be sure to use enough to cover the whole stain.

  • Pour boiling water slowly onto the fabric over the bowl.

  • Wash after the party.

Q:What is one in-suite area that is often overlooked when cleaning but is important to clean?

A: Various areas of the toilets are often overlooked, especially towards the back of the toilet’s exterior.

 

Q: Is there anything else you would like to add?

A: As the condominium industry continues to grow in Ontario, so does our client base and our services. It has been gratifying that the various property management companies in Ontario continue to invite us to be a Preferred Vendor.  We look forward to presenting you with solutions for your needs.
